SEATTLE, Washington July 10, 2007 - M Street, a mixed-use high-rise in Seattle's highly concentrated First Hill health care corridor, recently celebrated its grand opening with newly signed tenants that include an upscale urban grocery store and medical tenant Pacific Medical Centers.

The 17-story building on 8th Avenue and Madison Street has 40,000 square feet of medical office space and is just two blocks east of I-5 and located between three of the city's largest hospitals - Harborview, Swedish and Virginia Mason medical centers.

Strategically located at the gateway to Seattle's First Hill neighborhood, M Street is a grocery anchored project developed by Opus NWR Development, L.L.C. The retail anchor is M Street Grocery, a full-scale urban market with an upscale deli, fresh seafood, sushi, garden produce and prepared foods. M Street Grocery is the only local grocery store on First Hill, serving a dense residential population, employees of neighboring businesses and M Street visitors and residents.

Pacific Medical Centers, a multi-specialty medical group, will lease 6,934 square feet of M Street medical office space for its new Diagnostic & Wellness Center for Women scheduled to open mid-August.

M Street's prime location in the largest concentration of medical care in the Pacific Northwest, has attracted the medical community, apartment seekers and other retail tenants looking for greater proximity to the First Hill and downtown neighborhoods

The highly-anticipated opening of M Street amidst a Class A medical space market vacancy rate of 3% has brought increased attention and desirability to Seattle's First Hill healthcare corridor, said Opus Northwest Real Estate Director Scott Herrman. Street's large block of new contiguous Class A medical office space and prime signage visibility is positioned to serve medical and financial professionals in need of office space near I-5, Seattle's CBD and major hospitals.

Above M Street's medical office building and the grocery store is a 220-unit apartment complex that includes a private fitness center, a greenhouse, clubhouse room and business center. The apartments hit the market in spring and have been leasing quickly.

Separate building lobbies and elevators serve the offices and apartments. M Street includes three garage entrances with separate private and public access points and 270 parking stalls.

The project was pre-sold to Ohio State Teachers Retirement Systems in December 2006. Opus Northwest and Holland Partners completed M Street, a joint venture in June 2007.
